For foundation repair in Seminole, start with a repair company’s assessment of the movement and a written repair plan. Ask it to settle the permit and any drainage work in the quote.

Clay under Seminole County

The USDA soil survey maps 409,862 acres in Seminole County. It rates 36.9% of them high or very high for shrink-swell. That means soil that swells when wet and shrinks as it dries. That rating uses the most expansive soil layer starting within about 5 feet of the surface. Rated by the surface layer alone, the share drops to 1.1%. The difference shows why looking at the topsoil alone can miss deeper swelling layers.

The largest high-rated map unit in the county includes Seminole soils. The Seminole, Chickasha and Mulhall soils on 3–8% slopes cover about 34,796 acres. The main soil has a 7.5% linear extensibility rating, a measure of how much it swells. The Niotaze-Wewoka complex adds 26,607 acres at the same rating. It pays to hire a company that has worked on this ground before. These county numbers include rural land and are not a test of your lot.

What the permit form asks for

Seminole’s permit page lists structural repair among the kinds of work a building permit covers. Applications are made in person at the Community Development Office. The application asks for:

  • the property owner and location
  • the type of improvement
  • a drawing of the work
  • its cost

As of October 2026, the fee depends on the improvement being made. The one-page form has three fee lines: plan review, building permit and drain tile. Drain tile is buried drainage pipe, often laid around a foundation. The form also asks for the builder’s license number and any architect or engineer on the job. Ask the company to confirm the permit it will pull and to put each fee in the written quote.

Leaks under the slab and licensed plumbers

If a pipe under the slab needs repair, ask which plumber will handle it. As of October 2026, Seminole charges plumbers $200 a year for city registration. They show a state license, liability insurance and a bond if one is required. The city’s “Are They Licensed” page lists plumbers and electricians by name. If the assessment finds a leak, check that the plumber named in the quote is on that list.

Magnolia Creek and drainage

The city’s 2012 long-range plan says Magnolia Creek and its floodplains split Seminole in two. The plan describes Seminole’s participation in the National Flood Insurance Program. Its Maps page links an online flood plain map and a zoning map. If your house sits near the creek, look it up there. Then ask the company where any new drains or downspout lines will empty.

Older houses, earlier repairs

The Census estimates that about 87% of Seminole’s housing units were built before 2000. Records of earlier repairs help the company see what was done and where. If bids disagree, or a buyer or insurer wants a report, an independent structural engineer can review the plan.

For background on repair options, see steel push piers and slab jacking. The price table uses national guides; ask the company to price your repair and drainage work separately.

Requesting a Seminole quote

Use the form below to ask for a quote from a repair company that works in Seminole. Ask for an on-site look first. Then ask for a written quote that shows:

  • what is causing the movement
  • the repair method and where each part goes
  • any drain tile or other drainage work, priced on its own line
  • the permit and every fee line that applies
  • the licensed plumber, if a leak is part of the job
